LENDING CRITERIA

We provide loans up to €20,000,000 to purchase or refinance commercial real estate in Ireland.
We provide loans to part finance or refinance investment properties, including office, retail, leisure, multi-family, mixed use and industrial. Loans are subject to our internal underwriting criteria.
No. We only provide loans for investment properties. We do not provide personal loans.
Yes, we will lend against a portfolio of properties provided they meet our underwriting criteria. Please apply online and/or contact us if you wish to discuss further.
No, we only lend against income producing properties which are let. If you would like to discuss the circumstances of a potential transaction, please do not hesitate contacting us.
The capital repayments required will be transaction specific. At a minimum, loans will need to amortise to 60% LTV on expiry.
We provide loans for a term of 5 years. If you require a loan for less than 5 years, please contact us to discuss your requirements.
No, we only lend to Irish limited companies and other non-consumer entities.
No, we only lend against properties which are located in urban areas in Ireland.

SECURITY

We do not require personal guarantees. Recourse is to the borrowing entity and the property only.

At a minimum the following security is required:

  • debenture over the borrowing entity;
  • assignment(s) over commercial lease(s); and
  • a charge over the rent account.

PRICING

We charge margins ranging between 6% and 8%. Margins will reflect the underlying risk therefore, we cannot predetermine the cost prior to completing our credit assessment process. The all in cost will be the EURIBOR rate plus the margin. The cost may vary in line with interest rates over the loan term.
We charge standard lending fees: acceptance, arrangement and exit fees. Term sheets will outline applicable fees to any credit terms offered.

THE LENDING PROCESS

To apply for a loan, you must first register on the platform. Once your account is set up, you can apply by clicking on the “Apply for a Loan” button on the dashboard. You can submit your application once you have input the required information or else you can save your application in case you need to complete it at a later time.

Once we receive your application, we will contact you within 72 hours with an initial decision. Should we wish to progress your application, we will arrange a meeting to obtain further information and a site visit. If we are satisfied with the proposed transaction, we will issue a deal sheet and, on your acceptance of the terms, we will progress to Credit Committee.

We endeavour to revert with a formal decision within X business days however, this may vary depending on the timing of the meeting and site visit.

Yes. Your log in can be used for multiple loan applications.
You can schedule the meeting using the meeting calendar which can be accessed through your Loan Application Screen. Please select [3] suitable dates and times and we will revert with confirmation. Alternatively, please contact us on to arrange a suitable time and a date.
In order to progress, you must arrange payment of the acceptance fee within 5 business days from the date of term sheet issuance. The acceptance fee will be net against the arrangement fee on drawdown. Payment details will be outlined in the term sheet.
The next step is to complete the pre drawdown due diligence. This involves a legal review of the title, AML and KYC checks, valuation, building survey etc. This information will be outlined in your personal borrower account, by pressing the ‘View’ button beside your approved loan application. At this stage, it is important to provide us with your solicitor details and also advise them that we will be in touch.

USING THE PLATFORM

Yes, you can enquire about a loan through “Cents Check”. To do so, you will need to know the value/cost of the property and the annual passing rent. Please note that Cents Check provides indicative terms only. Formal offers will be subject to a full assessment of the transaction.

Yes, the portal facilitates the full loan application process. Like all lenders, we will also need to meet you and visit the property as part of our due diligence.
Yes. Under your personal borrower account, you can view the applications you have submitted where the option to withdraw / edit your application is also available. If you have any difficulties amending your application, please do not hesitate contacting us.
Yes. Under your personal borrower account, you can view your loan applications and can see the progress. You will also be notified by email anytime your loan advances to the next stage. Please feel free to contact the Relm team should you wish to discuss the progress of your loan at anytime.

LOAN PERFORMANCE

If at any time you cannot make a repayment, please contact us immediately to discuss the situation. Any amendments to the repayment terms of the loan facility will be at our discretion and will be subject to Credit Committee approval. Please be aware that failure to meet repayments can result in your loan going into default.
Should you find yourself in financial difficulty, please contact us immediately to discuss the situation. Any amendments to the existing loan terms will be at our discretion and will be subject to Credit Committee approval.
Yes. You can repay your loan at any stage, subject to an early repayment fee.
